Why commercial, and why now
Most commercial property management firms in the GTA are built around scale — large portfolios, layered account management, and standardized processes that work fine on average but respond slowly to any single owner’s property. Running a 20+ unit short-term and mid-term rental portfolio required the opposite: fast decisions, direct vendor relationships, and financial reporting an owner could actually read, because guests and hosts don’t tolerate delay the way a commercial tenant sometimes has to.
That operational model — tight vendor networks, proactive inspection cadences, real-time issue resolution, and transparent reporting — transfers directly to office, retail, industrial, and mixed-use property management. The CAPM credential adds formal project management structure on top: critical-path tracking for tenant improvements, structured risk management for compliance obligations, and disciplined scope control on every engagement.
